We charge a small, one-time fee for the services we provide for a real estate closing. One of the most critical services we offer to buyers is ensuring they obtain good or marketable title to the real estate they are purchasing. We conduct a review of the abstract of title and a search of the land records to determine ownership, claims, legal documents, and other matters that may affect the property. We also recommend obtaining an Owner’s Policy, which is a type of Title Insurance that protects the owner’s interest in the property. Mortgage Title Insurance is required by the lender and only insures the lender for the original amount of the loan against any title defects that may arise after the mortgage closing. A mortgage title policy issued to a lender does not provide coverage for or protect the owner. Our team will discuss the benefits of an Owner’s Policy with you before your real estate transaction to ensure you are fully informed.
